Home Sellers – Repair Hot Spots

In my experience it is always a good idea as you prepare to sell your
home
to consider items that should be repaired or serviced in advance of
putting the “for sale” sign in the front yard.  Of course you want to do all you can to make your home appealing to buyers, and I realize that the list of items to consider can be overwhelming at times so today I want to mention some interior items that should be at the top of your list:

Electrical Panel:  Rarely do I recommend a major upgrade to your
electrical system, but you should know where your box is and give it a good
cleaning.  Brush out the cobwebs and dust and clean up any rust or mildew. 

Plumbing and Sewage:  If you take the time to be sure each and
every sink and tub is draining properly, this is the first step a home
inspector will do and you will know that everything is working properly (and if
it isn’t you can fix it now).  Additionally an inspector will run water and flush several toilets at the same time; this is to test the main drain line for your home, so do this as well and if things don’t drain as they should call a plumber now.  Another test that an inspector will do is to run the dishwasher and washing machine and maybe a shower or sink at the same time to see how the water pressure is, and to see if you need a bigger hot water tank – again knowing this up front can help you be prepared for the inspection and items home buyers may request.  

Heating and Cooling: Test both systems, no matter the season.  Having your systems serviced and inspected can help you know if there are any issues or if they need to be replaced.  Also take the time to change the filters and clean the ducts – if an inspector opens the filter area and it is clean that indicates that your system is cared for.  Don’t forget to test your thermostats too. 

These are items that can be done prior to an offer and inspection, trust me you would rather know what is coming before you have your dream home picked out and everyone is feeling the pressure to close the sale.
